Our business primarily derives from our valued broker partnerships, as we refrain from direct borrower solicitation. Underwriting Guidelines 
Buying a House
Real Estate Agent

  • Properties throughout southern Ontario specifically within a 250 km radius of Hamilton

  • Up to 80% LTV; Typically 75%

  • Mostly urban residential properties but will consider, mixed use, renovation, construction loans and some rural areas

  • Rental properties up to 6 units

  • No minimum credit scores or max GDS ratios

  • Can fund deals in 2-3 business days

  • Mortgage types 1st, 2nd, blanket and bridge financing 

  • May waive appraisals

  • Flexible terms and renewal option ​

  • Prepayment penalties only 1 month of interest

  • Property values under 2 million but willing to go higher on blanket properties

  • No second mortgages behind private lenders
